Validity

  • This quotation is valid for 14 days from the issue date, subject to a Tender Request payment of $1,500 to secure the price.

Site & Lot Assumptions

  • This quotation is based on the selected build region and assumes the home will be sited on the minimum lot size for the selected design.
  • Pricing assumes a level building platform with even cut and fill and a maximum slope of 500mm.

Vacant Land Requirement

  • This quotation assumes the home will be constructed on a vacant block of land.
  • Additional costs will apply for knockdown rebuilds in existing residential areas.

Tender Validity

  • Pricing assumes construction will commence within 180 days of the Tender Request.
  • An additional charge of $1,500 per month applies to extend the tender period.
  • Please discuss extensions with your consultant when requesting the tender.

Service Connections

  • This quotation assumes water, electricity, sewer, stormwater, gas, and telecommunications connections are located within 8 metres of the building boundary connection point.
  • If services are beyond 8 metres, the client is responsible for all extension costs and associated fees before construction begins.

Stormwater Requirements

  • This quotation assumes Council, Sydney Water, or other authorities will not require a stormwater detention or charge system.
  • If required, additional costs may apply.

Structural Engineering

  • A Structural Engineer’s report confirming the adequacy of the structure to support expected loads must be submitted for review and approval before construction begins.

Building Near Sewer Lines

  • This quotation is subject to Sydney Water requirements when building adjacent to a sewer line.
  • A sewer peg-out report may be required to determine the depth and location of the sewer in relation to the dwelling.
  • Any additional works required to satisfy Sydney Water will be at the client’s expense.

Note:

  • At this stage, because the sewer position and depth are unknown, no allowance has been made for Building Over Sewer (BOS) or Building Adjacent to Sewer (BAS) requirements unless otherwise stated.
  • Until the sewer peg-out, piering, and slab design is completed by a qualified engineer, exact costs cannot be determined.
  • Winton Homes’ standard concrete piering depth is up to 1500mm. Any additional piers, deeper piers, or slab strengthening required for BAS/BOS compliance will be charged as an additional cost to the client.

Additional Works

  • Any items, inclusions, variations, or works not specified in this quotation or contract, if required by the owner or relevant authorities, will be charged as additional costs.

Soil Classification

  • If the site is classified as Highly Reactive (H2), Extremely Reactive (E), or Problem Site (P), additional charges will apply in accordance with engineering requirements.

Additional Dwelling Types

  • No allowance has been made for fees related to granny flats, dual occupancies, duplexes, or subdivisions.
  • Any council or authority fees for these developments must be paid by the owner.

BASIX Assessment

  • Standard BASIX requirements have been included in this quotation but are subject to final assessment.
  • If additional energy efficiency requirements are identified, any associated costs will be the owner’s responsibility.

National Construction Code (NCC)

  • At the time of this quotation, all inclusions comply with the current National Construction Code (NCC).
  • If the NCC changes after the contract is signed, the builder is not responsible for additional compliance costs, and any required changes will be issued as a variation to this quotation.
